Why did the customer contact us?

The homeowner contacted us after discovering standing water in their crawlspace and becoming worried that it might be causing mold problems under the home. They had noticed a persistent musty odor inside the living area and were concerned about how long the water had been present and what kind of damage it might already have caused. After taking a quick look under the house themselves and seeing pooled water on the ground and dark discoloration on some of the wood, they realized the issue was more serious than they could safely handle on their own. Concerned about potential structural damage, air quality issues, and the impact on their family’s health, they reached out to us to perform a professional inspection and provide a permanent solution to the standing water and suspected mold in the crawlspace.

Solutions provided:

To permanently solve the fungus problem in the crawlspace, we began by soda blasting all affected wood surfaces, including joists, beams, and subfloor. This process uses a gentle, specialized media to clean and strip fungal staining from the wood without damaging the structure, leaving the framing visibly cleaner and ready for long-term protection. Next, we installed a dedicated sump pump basin to collect any groundwater or future leaks under the home. We placed a 1/3 HP sump pump in the basin and connected it to a properly routed discharge line that carries water safely away from the foundation, reducing the risk of standing water returning. To control moisture in the air, we added a Sierra Watchdog NXT 85-pint dehumidifier, which automatically maintains low humidity levels and makes the environment far less favorable for mold and fungus. We then custom built a PVC crawlspace door to better seal the access point, helping keep out humid outside air and pests while resisting rot and warping. Finally, we encapsulated the crawlspace with an R-5 insulated encapsulation system and a tough 15-mil floor liner, fully covering the soil and insulating the perimeter to create a clean, dry, conditioned space. Together, these measures not only removed the existing fungal contamination but also protected the crawlspace from future moisture and air quality issues.
