A homeowner contacted us after learning there was moderate fungal growth on the framing system in their crawl space. An inspection had shown that humidity levels in the crawl space were exceeding 80%, creating conditions that allowed the fungal growth to develop and persist. Concerned about the impact on the structure and wanting to address the high humidity and fungal growth, the homeowner reached out to us for a professional solution.
To address the moderate fungal growth and high humidity, we first removed the existing insulation so we could properly access and clean the affected framing. We then treated the crawl space with our Pro Cleaner hydrogen peroxide solution to clean and sanitize the framing system. To manage water and moisture, we installed a full perimeter drainage pipe system leading to a new sump pump basin with a 1/3 HP sump pump and discharge line to move water away from the home. After that, we installed an R-5 insulated encapsulation system with a heavy-duty 23-mil floor liner to separate the crawl space from the ground and outside air. A Sierra Watchdog NXT 85-pint dehumidifier was added to control humidity levels, and we finished the project with a custom-built PVC crawlspace door to provide a tight, durable seal at the access point.
