Why did the customer contact us?

A homeowner contacted us because he was seeing signs of water getting into his crawlspace and wanted a thorough inspection to pinpoint exactly where it was coming from—specifically, he suspected infiltration at a cold joint in the concrete. While there wasn’t always standing water, he was concerned about what repeated moisture intrusion could lead to over time: mold growth, wood rot, and gradual weakening of floor framing and supports. He’d read that cold joints—where two concrete pours meet—can become a common pathway for water seepage as the structure settles and hydrostatic pressure builds outside the foundation. Wanting to address the issue before it turned into a bigger structural or air-quality problem, he reached out to have our team inspect the crawlspace conditions, confirm the entry point, and recommend the most reliable long-term solution to keep water out and the space dry.

Solutions provided:

To stop the water intrusion at the cold joint and keep the crawlspace dry long-term, we installed a targeted water-management and moisture-control system. We began with a partial perimeter drainage pipe installation along the affected area to intercept seepage and redirect it to a new sump pump basin. From there, we installed a dependable 1/3 HP sump pump and ran a dedicated discharge line to carry water safely away from the foundation so it couldn’t cycle back toward the home. Once the bulk water was controlled, we sealed and protected the crawlspace with our Crawlspace Doctor Exclusive Encapsulation System, which blocks ground moisture and outside air from feeding humidity issues. To keep conditions stable year-round, we finished by installing a Sierra Watchdog NXT 85 Pint Dehumidifier, maintaining healthy humidity levels and helping prevent mold, odors, and future moisture-related deterioration.
