A homeowner contacted us because they needed to replace a bathroom vanity after a leak caused damage and led to mold concerns. They explained that water had been getting into the cabinet area and they were worried about what might be happening behind and underneath the vanity. We talked through what they were seeing, explained that leaks can trap moisture in hidden spaces, and recommended an inspection so we could identify the source of the leak, assess any mold-affected materials, and outline the right steps to remove the damage and install a clean, dry replacement.
That vanity leak and mold concern prompted us to look beyond the bathroom and inspect the crawlspace beneath it, since moisture problems often have more than one source. During our crawlspace evaluation, we found additional conditions that needed to be addressed to fully correct the environment under the home. We started with insulation removal, carefully clearing out affected materials, then used soda blasting to clean and treat the wood surfaces where growth and staining were present. To control bulk water, we installed a full interior perimeter drainage pipe system that feeds into a new sump pump basin with a 1/3 HP sump pump and a dedicated discharge line to move water safely away from the foundation. Finally, we sealed and conditioned the space with the Crawlspace Doctor Exclusive Encapsulation System, added a Sierra Watchdog NXT 85-pint dehumidifier to maintain stable humidity, and finished with a custom-built PVC crawlspace door to improve access and keep outside air and moisture from re-entering.
