A homeowner contacted us after discovering fungal growth throughout the crawlspace and becoming concerned about what it could mean for the home above. He wanted to understand what was causing it and whether it could impact indoor air quality, so we scheduled a full crawlspace evaluation to identify the moisture source, assess the extent of the growth, and map out a plan to dry the space out and prevent it from returning.
After confirming the fungal growth was being driven by chronic ground moisture and high humidity, we corrected the cause and converted the crawlspace into a controlled, dry environment. We installed a full-perimeter drainage pipe to capture water along the entire foundation and direct it into a sump pump basin, then set a reliable 1/3 HP sump pump and routed the discharge line away from the home to prevent recirculation. With water management in place, we sealed the crawlspace using an R-5 insulated encapsulation system paired with a heavy-duty 15 mil floor liner to block ground vapor and reduce temperature swings that feed condensation. To keep humidity consistently in the safe zone year-round, we added a Sierra Watchdog NXT 85-pint dehumidifier. Finally, we finished the enclosure with a custom-built PVC crawlspace door to create a tight, durable seal—stopping the moisture cycle that allowed fungal growth to thrive and helping protect the structure and indoor air above.
