The homeowner contacted us after noticing signs of moisture issues within the home, particularly around the HVAC system. Upon inspection, we identified light to moderate fungal growth present on portions of the framing system, which was likely caused by excess moisture in the area. Additionally, the ductwork was found to be sweating, and there was visible condensation forming around the HVAC boots. These conditions created an environment conducive to microbial growth, raising concerns about indoor air quality and potential structural impact, prompting the need for professional assessment and remediation.

To resolve the issue, our team implemented a comprehensive remediation and moisture control plan. We began by removing the affected insulation to eliminate contaminated materials and prevent further spread of fungal growth. Next, we applied a Pro Cleaner hydrogen peroxide treatment to thoroughly disinfect and treat the impacted areas of the framing system. To address the underlying moisture problem, we installed an R-5 insulated encapsulation system complete with a durable 23 mil floor liner, effectively sealing the crawlspace and preventing future moisture intrusion. Additionally, we installed a Sierra Watchdog NXT 85-pint dehumidifier to maintain optimal humidity levels and stop condensation from forming on the ductwork and HVAC components. Finally, we custom-built and installed a PVC crawlspace door to ensure a tight, long-lasting seal, completing the system and providing the homeowner with a clean, controlled, and protected environment.
