The homeowner reached out to us in distress about severe issues in their crawlspace that had created an unhealthy environment. Mold and fungus were visibly growing on the wood framing system, indicating a serious moisture problem. The crawlspace was plagued by high humidity and high wood moisture content, which had led to the growth of mold and fungus. Furthermore, standing water was present, exacerbating the issue and causing musty, damp smells to permeate the home. We found several HVAC ductwork problems during inspection. The homeowner was concerned about the structural integrity of their home and the potential health risks associated with mold growth, prompting them to seek our expertise to rectify the situation.
To address the severe issues in the crawlspace, first, we removed the old batt insulation from the subfloor, eliminating a potential source of mold and moisture retention. We then thoroughly cleaned the mold off the wood framing system to prevent further growth and damage. The crawlspace foundation walls were properly insulated to prevent thermal bridging and moisture accumulation. A water mitigation system with a sump pumping station was installed to effectively manage and remove standing water. All crawlspace penetrations were sealed to prevent outside moisture and air from entering. The crawlspace was then encapsulated with an R-5 insulated liner on the walls, providing a durable barrier against moisture and temperature fluctuations. The HVAC ductwork was repaired and sealed. A dehumidifier was installed to regulate humidity levels, and a new custom insulated access door was built to ensure a tight seal and maximize energy efficiency, completely transforming the crawlspace and resolving the homeowner's issues with mold, humidity, and standing water.
