We received a call from a homeowner concerned about excessive humidity in the crawlspace. On the day of the inspection, we observed standing water and evidence of hydrostatic pressure, which had contributed to an excessive humidity problem - the humidity levels were a staggering 88%, with ducts literally sweating due to the moisture. Furthermore, our inspection uncovered light fungal growth on the framing lumber, compromising the structural integrity of the space. Additionally, we identified several areas where the framing lumber was over-spanned, posing further risks to the home's foundation and stability.
We began by removing the existing insulation, then installed a new drainage system consisting of a drain pipe, sump basin, pump, and discharge line to effectively manage water accumulation. Next, we sealed all foundation vent openings and porches with rigid foam board insulation to prevent moisture intrusion. We then applied a 3/8" or 375 Mil Insulated Liner to the foundation walls, achieving an R-5 insulation value. The floor of the crawl space was covered with a 38 Mil Combination Virgin Polyethylene & Drain Mat Liner, ensuring long-term protection. Our work comes with a Lifetime Transferrable Warranty, covering both workmanship and liner degradation. Additionally, we installed a dehumidifier to maintain optimal humidity levels, replaced HVAC register runs, and crafted a custom crawlspace door to complete the project.
