A homeowner contacted us after noticing ongoing moisture issues and structural concerns beneath their home. During our inspection, we discovered clear evidence of standing water and hydrostatic pressure in the crawlspace. The humidity levels were excessively high, largely due to an open porch that allowed unconditioned air and moisture to enter the space. Further inspection revealed that the framing system was compromised in multiple areas, with several girders improperly cut and weakened. These findings indicated a need for both moisture control and structural repairs to restore the integrity and health of the crawlspace environment.
To fully resolve the issues in the crawlspace, we started by applying a hydrogen peroxide treatment to eliminate any microbial growth and sanitize the area. Next, we installed a drainage pipe system to manage groundwater intrusion and reduce hydrostatic pressure. A sump basin, pump, and discharge line were added to actively remove collected water and direct it safely away from the home’s foundation. To seal out moisture, we encapsulated the entire crawlspace with a heavy-duty vapor barrier and installed a dehumidifier to maintain proper humidity levels. We also replaced the compromised HVAC components, including the supply and return ductwork, register runs, and register boots, to restore efficient air distribution and indoor air quality. Finally, we custom-built and installed a new crawlspace door to provide a secure, weather-resistant entry point and complete the moisture and airflow control system.
