A homeowner contacted us requesting an inspection after growing concerned about potential moisture and structural problems under their home. During our inspection, we found standing water in the crawlspace along with clear signs of hydrostatic pressure, indicating water was seeping in from the ground. The framing system showed moderate to heavy fungal growth, which can compromise the integrity of the wood over time. Additionally, we observed several structural issues, including leaning girders and multiple cut joists, which posed a risk to the overall stability of the home. Immediate attention was needed to correct both the moisture problems and the structural deficiencies.
To resolve the moisture and structural concerns, we began by treating the fungal growth on the framing system with a hydrogen peroxide solution to disinfect and sanitize the affected areas. We then installed a drainage pipe system to help redirect groundwater and relieve hydrostatic pressure around the foundation. A sump pit, basin, and sump pump were added to actively remove any collected water and discharge it safely away from the home. To create a moisture-resistant environment, we encapsulated the crawlspace with a heavy-duty vapor barrier and installed a high-efficiency dehumidifier to maintain consistent humidity levels. Lastly, we custom-built and installed a new crawlspace door to provide a secure, weather-resistant entry point and ensure the system remained sealed and effective.
