A homeowner reached out to us with concerns about moisture and air quality issues in their home. During the inspection, we found standing water in the crawlspace along with signs of hydrostatic pressure, indicating groundwater intrusion. The humidity levels were excessively high, which was causing the ductwork to sweat and contributing to an unhealthy environment beneath the home. Moisture readings in the framing lumber ranged between 25% and 35%, which is well above the safe threshold, creating conditions for moderate to heavy fungal growth throughout the structure. Additionally, we noted several framing misses, raising concerns about the overall integrity and stability of the crawlspace.
To solve the moisture and insulation issues in the crawlspace, we first blocked all foundation vent openings and porch gaps using rigid foam board insulation to prevent humid outside air from entering the space. Next, we installed a 3/8” (375 Mil) insulated liner along the foundation walls, providing an R-5 insulation value to improve energy efficiency and climate control. For ground protection, we laid a 15 Mil 100% reinforced liner with fully taped seams, creating a strong, sealed barrier against moisture. This encapsulation system comes with a lifetime transferrable warranty. To further control humidity, we installed a high-performance dehumidifier to maintain ideal moisture levels. Finally, we custom-built and installed a new crawlspace door, ensuring a secure and insulated entry point that complements the sealed environment.
