A homeowner contacted us with concerns about excess moisture and condensation issues under their home. During the inspection, we observed standing water in the crawlspace along with signs of hydrostatic pressure, indicating that groundwater was seeping through the foundation. The ductwork showed visible condensation, a clear sign of high humidity in the space. Moisture readings taken from the wood framing ranged from 22% to 30%, well above recommended levels, which posed a risk for fungal growth and structural damage. The homeowner was looking for a long-term solution to eliminate the water issues and stabilize humidity levels.
To resolve the moisture and humidity problems in the crawlspace, we began by fully encapsulating the area to seal out ground moisture. As part of the encapsulation system, we insulated the foundation walls to help regulate temperature, reduce condensation, and improve overall energy efficiency. A high-performance dehumidifier was installed to maintain optimal humidity levels and prevent future moisture buildup, protecting both the ductwork and wood framing. To complete the system, we custom-built and installed a secure, weather-resistant crawlspace door to ensure the space remained sealed and protected from outside air and moisture intrusion.
