A homeowner contacted us after noticing musty odors and concerns about possible water damage beneath their home. During our inspection, we discovered standing water in the crawlspace along with clear signs of hydrostatic pressure, indicating that water was seeping through the foundation. The framing system showed moderate to heavy fungal growth, suggesting prolonged exposure to moisture. Moisture readings in the wood ranged from 20% to 22%, which is higher than recommended and can lead to further fungal development and structural deterioration if not addressed. The homeowner was seeking a long-term solution to stop the water intrusion and restore the health of their crawlspace.
To resolve the moisture and fungal issues in the crawlspace, we began by removing the old insulation, which had been compromised by high humidity. We then installed a drainage pipe system to redirect groundwater and relieve hydrostatic pressure around the foundation. Next, we encapsulated the crawlspace and added insulation to the foundation walls, helping to stabilize temperatures and prevent future condensation. To actively manage humidity, we installed a high-efficiency dehumidifier designed for crawlspace environments. We also installed two sump pumps with dedicated basins to ensure reliable water removal from key areas of the space. To complete the project, we custom-built and installed a secure, weather-resistant crawlspace door, helping to maintain the sealed environment and protect the improvements made.
