A homeowner contacted us requesting an inspection after expressing concerns about soft spots and an unlevel floor in their home. They wanted to understand the cause of the issue and whether it was related to structural problems beneath the house. Upon inspection, we assessed the crawlspace to identify any contributing factors that could be affecting the stability and levelness of the flooring above.
To address the issues contributing to the soft and uneven floors, we began by treating the crawlspace with a hydrogen peroxide solution to eliminate any fungal growth on the wood framing. We then installed a drain pipe system to manage groundwater and reduce hydrostatic pressure, followed by the installation of a sump pump basin, sump pump, and discharge line to actively remove any collected water from the space. To prevent future moisture problems, we encapsulated the crawlspace and insulated the foundation walls, improving both moisture control and energy efficiency. A high-performance dehumidifier was installed to maintain proper humidity levels and protect the structural components. Finally, we custom-built and installed a secure crawlspace door to complete the sealed system and provide reliable access for future maintenance.
