A homeowner contacted us with concerns about persistent moisture issues under their home. During our inspection, we found widespread signs of water intrusion and high humidity throughout the crawlspace. Humidity levels measured at 74%, and the wood moisture content was 17%, both indicating conditions conducive to fungal growth and long-term structural damage. Additionally, there was clear evidence of hydrostatic pressure, suggesting that water was seeping through the foundation and contributing to the damp environment. The homeowner was seeking a comprehensive solution to stop the water intrusion and create a dry, healthy space beneath their home.
To resolve the moisture and water intrusion issues, we began by removing the existing insulation, which had been affected by high humidity. We then treated the crawlspace with a hydrogen peroxide solution to eliminate any fungal growth and sanitize the wood framing. A drainage pipe system was installed to manage groundwater flow, along with a sump pump basin, sump pump, and discharge line to actively collect and remove water from the space. To prevent future moisture problems, we encapsulated the crawlspace and insulated the foundation walls, creating a sealed and energy-efficient environment. A high-efficiency dehumidifier was added to maintain consistent humidity levels. To further improve airflow and help regulate temperature and moisture, we installed register vents connected to the home’s existing HVAC system. The project was completed with the construction and installation of a custom crawlspace door, ensuring a secure and weather-resistant access point.
