Why did the customer contact us?

A homeowner contacted us with concerns about structural settling and potential moisture issues beneath their home. During the inspection, we found very little to no standing water in the crawlspace; however, the humidity level was elevated at 80%, and wood moisture content ranged from 17% to 20%, which can support fungal activity over time. Light fungal growth was visible on the framing system, indicating that moisture had been a persistent issue. We also observed sagging in the framing system, both along the span inside the house and at the lower end variance, suggesting that the structural support had been compromised and required correction.

Solutions provided:

To address the moisture and structural concerns in the crawlspace, we began by applying a hydrogen peroxide treatment to sanitize the framing system and eliminate the light fungal growth. Next, we encapsulated the crawlspace with a durable barrier to seal out ground moisture and create a controlled environment. This step helps prevent future fungal development and protects the wood from continued exposure to damp conditions. To maintain ideal humidity levels and ensure long-term moisture control, we installed a high-efficiency dehumidifier designed specifically for crawlspace environments. This combination of treatment, sealing, and climate regulation created a healthier and more stable foundation for the home.
