A homeowner reached out to us after becoming concerned about moisture issues beneath their home. During our inspection, we found clear signs of high humidity and water intrusion throughout the crawlspace. Humidity levels were elevated at 72%, and wood moisture content measured at 21%, both of which create ideal conditions for fungal growth and wood deterioration. Additionally, we observed hydrostatic pressure on the foundation block throughout the crawlspace, indicating that groundwater was pushing against the structure and contributing to the moisture problem. The homeowner was seeking a long-term solution to protect their home from further damage and improve overall air quality.
To address the crawlspace moisture issues, we began by removing the existing insulation, which had been compromised by high humidity. This allowed us to fully assess and prepare the space for moisture control improvements. We then installed a 15 mil reinforced vapor barrier across the crawlspace floor to seal out ground moisture and reduce the risk of future fungal growth and wood deterioration. To improve air quality and HVAC system performance, we also replaced the return ductwork, which had been affected by prolonged exposure to moisture. These steps created a cleaner, drier, and more efficient environment beneath the home.
