A homeowner contacted us with concerns about structural instability and persistent moisture issues in their home. During our inspection, we discovered standing water in the crawlspace along with clear signs of hydrostatic pressure against all foundation walls, indicating significant groundwater intrusion. Humidity levels were extremely high at 84%, and wood moisture levels ranged from 19% to 25%, creating ideal conditions for long-term damage. Additionally, we found several framing misses and noted that the framing system in the kitchen and dining room area was severely over-spanned for the amount of load it was supporting. The homeowner was seeking a comprehensive solution to correct the structural issues and eliminate the moisture problems threatening their home’s foundation

Solutions provided:

To resolve the significant moisture issues found in the crawlspace, we first applied a Pro Cleaner hydrogen peroxide treatment to remove existing fungal growth and thoroughly sanitize the wood framing. We then installed a drainage pipe system to redirect groundwater and reduce hydrostatic pressure around the foundation. To actively manage water removal, a sump basin, sump pump, and discharge line were installed to collect and expel any accumulating water. All foundation vents were blocked to prevent humid air from entering the space, and a 15 mil reinforced vapor barrier was laid across the crawlspace floor to seal out ground moisture. To maintain optimal humidity levels and prevent future fungal growth, we installed a high-efficiency dehumidifier, completing a full moisture control system that protects both the structure and the air quality of the home.
