Why did the customer contact us?

A homeowner contacted us requesting an inspection after becoming concerned about potential moisture issues beneath their home. During the assessment, we observed very minor signs of hydrostatic pressure and light fungal growth on the wood framing, likely due to past moisture exposure. Humidity levels in the crawlspace measured at 63%, which, while not extreme, were elevated enough to support fungal development over time. The homeowner wanted to take preventative action to stop the problem from worsening and protect their home’s structural integrity.

Solutions provided:

To prevent further moisture buildup and fungal growth in the crawlspace, we began by removing the existing insulation, which had been impacted by elevated humidity levels. We then blocked all foundation vents to stop humid outside air from entering the space. A 15 mil reinforced vapor barrier was installed across the crawlspace floor to seal out ground moisture and create a controlled environment. To maintain ideal humidity levels and prevent future fungal growth, we installed a high-efficiency dehumidifier, ensuring long-term protection for the home’s structural components.
