A homeowner reached out to us with pressing concerns about standing water in their crawlspace. An inspection revealed both standing water and hydrostatic pressure. It also showed light to moderate fungal growth on the framing system. Further assessment showed that their HVAC system was compromised, with both the return duct lines and the main return line badly deteriorated. Additionally, a noticeable gap in the seal plate required sealing with foam board. Recognizing these multifaceted issues threatened their home's health and structural integrity, the homeowner sought our expertise for a comprehensive resolution.
Our solution to the homeowner's crawlspace issues began with thorough soda blasting to remove the fungal growth from the framing system. To address the hydrostatic pressure and standing water, we implemented a drainage system, including a drain pipe install, a new sump pump with a sump basin, and discharge lines to direct water away from the foundation. Given the compromised HVAC return lines, we performed a complete duct work removal to eliminate a source of issues. To ensure a completely sealed and dry environment, we encapsulated the entire crawlspace. We then applied foam board to seal box headers, closing off existing gaps and preventing air and moisture intrusion. Finally, a dehumidifier was installed to maintain humidity levels, and a custom crawlspace door build secured the space, completing a comprehensive system for a healthy, dry, and protected crawlspace.
