A homeowner contacted us about moisture in their crawlspace. Our inspection found humidity levels exceeded 90%, and wood moisture levels ranged from 20% to 30% in the wood framing. The framing system had moderate to heavy fungal growth, and the ducts were sweating. We also noted sag on span and uneven floors. The homeowner sought our help to address these problems and improve their home's condition.
To resolve moisture and structural concerns, we initiated a solution. We performed soda blasting to clean the framing system and address fungal growth. To manage humidity and prevent water intrusion, we installed a drainage pipe to collect water, directing it to a sump basin where a sump pump was installed to remove water via a discharge line. The crawlspace then underwent encapsulation with a vapor barrier to seal out moisture. We also completed a crawlspace door build to ensure a seal and installed a dehumidifier to maintain humidity levels. Lastly, HVAC register run replacement addressed ducts and improved air distribution, ensuring an environment beneath the home.
