Why did the customer contact us?

During our initial conversation and inspection, we confirmed rodent activity in the attic but also noticed several conditions around the exterior of the home that were contributing to the issue—namely excess moisture, clogged or poorly directed gutters, and damp areas near the foundation that could attract pests and weaken the home’s overall envelope. We explained that while removing and excluding rodents from the attic was crucial, addressing the moisture issues around the house was just as important for a long-term solution. By managing water and humidity on the outside and under the home, we could help make the structure less inviting to rodents and protect both the attic and crawlspace from future infestations and moisture-related damage.

Solutions provided:

To provide a long-term fix for both the rodent issue and the underlying moisture problems, we started on the outside and under the home, then worked our way up. Around the crawlspace, we installed a full-perimeter drainage pipe system to capture water before it could sit against the foundation and route it into a dedicated sump pump basin. There, a 1/3 HP sump pump now automatically removes collected water through a properly routed discharge line that carries it safely away from the house. Inside the crawlspace, we transformed the environment by installing an R-5 insulated encapsulation system with a heavy-duty 23-mil floor liner, sealing the soil and helping to separate the home from ground moisture. We added a Sierra Watchdog NXT 85-pint dehumidifier to actively control humidity and keep the space dry, and we custom built a PVC crawlspace door that resists rot and provides a tighter seal against outside air and pests. Because rodents and moisture had impacted the HVAC system, we replaced the supply ductwork, return ductwork, and damaged HVAC register runs to restore clean, efficient air distribution. In the attic, we removed the contaminated blown-in insulation that rodents had damaged and then installed fresh insulation to restore proper thermal performance and cleanliness. Together, these steps reduced moisture, removed rodent-impacted materials, tightened up the home’s envelope, and created a much healthier, drier, and less pest-friendly environment.
